Fox on the Hoe

Elliot Terrace is a planned terrace of 8 houses, built during the Victorian era in the mid Nineteenth Century and is Grade II* Listed. Distinguishable by the richly-detailed Stucco features on the southern façade, this terrace is one of the most prominent compositions on the Hoe.

No 4 Elliot Terrace sits in the middle of this impressive terrace on the southern edge of the Hoe, with spectacular views over Plymouth Sound. This handsome listed property was in use as an HMO until 2020 and had fallen into a state of disrepair. GYA were appointed to look at the repair and redevelopment of the seven storey building with proposals to provide new extensions, reconfigure the existing internal layout to create three additional flats, as well as remodelling the existing apartments layouts.

The internal conversion strategy creates eight generously scaled apartments, most benefitting from spectacular views over the Sound. Later additions and partitions were stripped out to reinstate the grand corniced principal rooms. Contemporary kitchen and bathroom elements are accommodated in new carefully detailed pod elements that sit within the rooms. The interiors feature herringbone oak flooring, simple white walls, aged brass/black fittings, white marble bathrooms, reminiscent of the Parisan style apartments.
